WBS apartments in Berlin: which landlords have the most
You finally have your WBS. Now you want one thing: a flat you can afford — and before that, an invitation to a viewing.
But among Berlin's big landlords, almost all WBS apartments come from just five, and many are gone within hours — often while you are at work, at university or asleep. You keep arriving too late, even though you are doing everything right. That is not on you, it is arithmetic: nobody can watch five landlords around the clock. And having the right to a subsidised flat should not come down to what time of day it gets listed.
So you know where your time is best spent, we analysed 3,754 listings from the big Berlin landlords we track (June to August 2026) — 796 of them required a WBS. Housing cooperatives and other landlords we do not track are not included, and they have WBS flats too.

Close behind: WBM and degewo
WBM advertised 95 WBS flats, only 3 fewer than STADT UND LAND (98) — third place is neck and neck. But nowhere is there less time: almost one in two WBS flats at WBM (45%) was gone within four hours, and 46% had three rooms or more — worth watching if you are a family.
degewo had almost as many listings as HOWOGE (819), but only one in ten required a WBS (82 flats). Those were cheap, though: €7.25 net rent per m² at the median.
Hardly any WBS flats: Vonovia, Deutsche Wohnen, Adler
- Vonovia — none of 175 Berlin listings required a WBS.
- Deutsche Wohnen — none of 318 listings (tracked since September 2026).
- Adler — one of 209 listings.
That does not make them irrelevant to you: with a WBS you can still apply for flats that do not require one. You just will not find subsidised flats there.

How we counted
- We analysed the landlords WohnAutopilot tracks: HOWOGE, Gewobag, STADT UND LAND, WBM, degewo, Berlinovo, Adler, Vonovia, Immonexxt and — since September — Deutsche Wohnen. The basis is all their Berlin listings that we first saw online between 1 June and 31 August 2026 (3,754 listings).
- A listing counts as a WBS flat if it says a WBS is required. For Vonovia and Deutsche Wohnen, whose search does not show this, we checked the full text of every single listing.
- All shares refer to these landlords. Others — such as housing cooperatives or other private landlords — also offer WBS flats and are not included here.
- Rents are net cold rents; we give the median so single outliers do not skew anything.
- "Taken within 4 h" and "online" measure the time from when we first saw a listing until it disappeared, for flats already taken. A listing may have been online before we saw it, so the real market is, if anything, faster.

Which landlords in Berlin have the most WBS apartments?

In our data (June to August 2026): HOWOGE with about 104 WBS flats a month, Gewobag with about 60 and STADT UND LAND with about 32. Together they advertised 74% of all WBS flats we saw.
Does Vonovia have WBS apartments in Berlin?

Not in our data: none of Vonovia's 175 Berlin listings (June to August 2026) required a WBS. At Deutsche Wohnen it was none of 318 in September, at Adler one of 209.
How fast are WBS apartments taken in Berlin?

At HOWOGE one in three WBS flats is gone within four hours, at WBM almost one in two. Gewobag, STADT UND LAND and degewo leave a little more time — but a large share is gone within a day there too.
Can I apply for flats that do not require a WBS?

Yes. A WBS gives you access to subsidised flats; it does not exclude you from any others. Looking only at WBS listings leaves a lot of flats on the table.
